I don't know if I can play again Sara climbed down from the roof and entered the house. If this is considered previous round then of course will play and try to get Raen out of there even if this means AoO.

Furball has his back to the door, so we are flanking him I believe. Kat will execute a sneak attack and if that doesn't put the thing down she will tumble past it and out the door.

Yes, I think we need to think in terms of retreat. Fighting a sapient monster was a two digit attack bonus and three attacks a round in a burning house is not a plan with much of a future...

If Sara uses her gun the gunshot will be heard and hopefully Gendarmes will arrive, but we don't know when. Or maybe Sara can try to get Raen out and Kat can escape through a window if that is easier.

Right now it's not a huge blaze.

She could probably make it to a window on the ground floor with a move action, after grabbing Raen with an action.
Jump out next round.

-2 to relevant skill checks from smoke (Jump, for example), but nothing worse.

If she waits another few rounds, though, letting the fire spread and the smoke increase...
